Members of the OC Committee meet every 2 months to review the operation of the HHawthorn complex and discuss any relevant issues needing attention.

Automatic front door access |
When you swipe your access card or push the green “Press to Exit” button, the door will automatically open and close.

Moving in or moving out?? Don't forget to register so lifts are protected and you receive important timely SMS's on building operations. |
All residents moving into the building or moving out must register with MIMOR (www.mimor.com.au) to book a suitable time and ensure lift covers are put in place. Relevant details are on the Building tab of this website under Move in/Move out.
Preferred day to use lifts with lift protection covers is Thursday each week. If other days are selected, a callout fee of $55 applies. (see MIMOR web site above) It is also important to register to ensure you receive important (or urgent) SMS's on short term issues affecting building operations eg timely updates on issues such as COVID notices, hot water issues, carpark door problems, maintenance work affecting residents etc. |
BBQ on your balcony? |
If owners or residents have a BBQ on their balcony, it is highly recommended that a fire extinguisher be located nearby (perhaps mounted on the wall) so quick action can be taken if necessary.

Car Stacker Training |
Car stacker training is essential for all residents to ensure their safety and that they do not cause any damage to the stacker equipment or to cars. The OC Committee offer free on-site training in how to use the stackers and important tips to ensure a high level of safety.

Pets |
Are interested in having a pet at Hhawthorn?
There is no need to apply to the OC to have pet but specific rules in the OC bylaws need to be observed. (see the website tab "OC Rules"). Rules relating to pets are covered under "Use of Common Property" Rules 3.1.4 and 3.1.5. and basically say that if the OC determine that an animal is a danger or causing a nuisance on common property, the OC will advise the owner/resident who will have to remove the animal. This covers examples such as excessive barking, attacking adults or children, soiling common property areas etc. It is highly recommended that dogs are kept on leashes at all times within the Building common property areas such as the foyer, lifts, hallways and the carpark. |
Hard Waste Rubbish |
DO NOT DUMP YOUR HARD WASTE RUBBISH on the front nature strip or in the basement refuse room- it makes the place look messy and causes neighbours to complain. This request particularly applies to residents leaving at the end of their tenancy - plan ahead and organise to dispose of your unwanted goods or rubbish before you leave.
Unfortunately, the Boroondara Council does not provide a hard waste collection for strata properties such as Hhawthorn. |
Paper and Cardboard Waste

Residents are encouraged to pack paper cartons and cardboard boxes flat before placing them into the yellow recycle waste bins. This allows more rubbish to be put in the bins and avoids overflowing before the next collection and allows us to manage the overall cost of collection.
The OC has recently increased the number of yellow recycle bins from 3 to 4, reflecting the amount of recycle rubbish but remember to crush paper, cardboard and plastic containers to avoid unnecessary collection costs. |
Visitor carparks and on street parking permits |
A visitor is considered to be someone who temporarily visits a resident at the premises. They are able to park in the visitor carparking area for a period of up to 24 hours (with a non return period of 24 hours).
The five visitor carparks in the basement are shared property, not for exclusive use and available for visitors only, not for residents. It is disappointing that some people continue to use these spaces despite many notices to advise people not to park there. The Committee has commenced action against residents who continue to use these carparks. Also note the carpark (marked G01) at the southern end of the carpark besides the visitor carparks is a private carpark, not a visitor carpark. Please do not park there! It appears now that the Council are not providing on-street parking permits for HHawthorn residents in line with their rules for multi-story dwellings. Common Property Building Issues |
The OC Committee continue to have discussions with the developer and builder on several items such as heavy waterflow over the timber facades etc.

Car stacker restrictions
|
Most apartments have one car stacker place allocated for their personal use. Note there are limitations in the size of vehicle and weight of vehicle used on the stacker. Height limitations vary slightly according to nearby ductwork but in general is 1800 mm limit. The weight limit is 2000 kg. Users should ensure these restrictions are observed and be aware of vehicle aerials, roof racks etc. If you have not been trained in how to use the car stacker, unsure in how to use or have lost your key, contact Greg at 147Hhawthorn@gmail.com

CCTV |
CCTV operates within the building and records all motion triggered events 24 hours a day, 7 days a week at various locations around the HHawthorn complex such as visitor carparks, entrances, exits etc. It is used for security purposes and to manage OC bylaws. If you are an offender, remember to smile!! If you need may access to CCTV information, contact the Committee at 147Hhawthorn@gmail.com

Owner Change of Address |
If you are an owner and change address, you need to advise the Owners Corporation Manager, VBCS as soon as possible to keep up to date with notices eg quarterly levy fees, AGM. A registered incorrect or out of date address may result in late payment of OC levy fees and associated penalty fees.

Agent billboards -
|
If you are an owner and wish to use billboards to sell or rent your property, the OC have formed a few guidelines to ensure orderly presentation of boards with minimal impact on the overall building appearance. In particular billboards cannot be used for leasing, only for property sales.
